Previously known as a RICS Homebuyer Report - It involves a visual inspection of the property and is suitable for most types of houses, bungalows or flats that are in reasonable condition and constructed from common building materials. The report will highlight any defects and urgent matters ensuring you know the exact condition the property is in prior to the purchase.


RICS Level 2 Survey with Valuation (Homebuyer Report with Valuation)

 

Previously known as a RICS Homebuyer Report - It involves a visual inspection of the property and is suitable for most types of houses, bungalows or flats that are in reasonable condition and constructed from common building materials. It has the addition of reinstatement cost for insurance purposes and a market valuation of the property which will help ascertain whether you are paying a fair market price for the property.


RICS Valuation Report – For Help to Buy redemption purposes.

 

If you have bought your home with a loan from a Help to Buy scheme (Target HCA or Help to Buy Wales) you may be looking to repay (in part or in full), remortgage or sell your property. In order to do this the loan schemes require you to get an independent Help to Buy Valuation Report conducted by a RICS Registered Valuer.


 

A RICS Level 2 Survey (Homebuyer Report) is an essential part of the home buying process as it is designed to give you all the information you need about the condition of a property. It is suitable for most types of houses, bungalows, apartments or flats that are in reasonable condition and traditionally constructed.

The survey involves an internal and external inspection of the property carried out by a RICS qualified surveyor.. The report uses a simple traffic-light coding system to rate the condition of each element of the property along with a description that highlights any identified issues.

A not so fun fact

The Royal Institute of Chartered Surveyors (RICS) carried out a study that reported 20% of buyers who did not commission a home survey on their property purchase later found faults that cost an average of £5,750 to rectify after they had moved in.

What does a RICS Level 2 Survey include?

 

An internal and external inspection of the property:

  • An external inspection of the property including chimney stack, roofing, rainwater pipes and gutters, walls, joinery, windows and outside doors.

  • An internal inspection of the property, including the roof structure, ceilings, walls, floors, fireplaces, bathrooms and woodwork.

  • A visual inspection of the heating and drainage systems, electric, gas/oil and water services.

  • An inspection of garages, permanent outbuildings and the grounds of the property.

Testing

  • Non-invasive test for damp using a moisture meter.

  • Highlight of the risks to the property

All of our surveyors are RICS qualified and registered valuers. We provide an expert assessment of your homes current market value.

Help to buy valuation 

If you have bought a home under a Help to Buy scheme and want to redeem your loan, sell your property or re-mortgage then you are required to obtain a RICS Help to Buy Valuation Report. 

Swift Home Surveys and Valuations will produce a valuation report that meets the criteria set out by Help to Buy Wales or Target HCA. The completed report will be sent to your inbox within 24 hours of the inspection. We also offer a RICS Valuation report for private sales and shared ownership valuations.
